Roof replacement in Rocky Hill, CT

An old river port with houses from every century since.

Rocky Hill was part of Wethersfield until May 1843, when it was incorporated as its own town. Its location on the Connecticut River made it a natural port for Wethersfield, and an early center for shipbuilding and trade. The river crossing is older still: the Rocky Hill–Glastonbury ferry has run since 1655 and is regarded as the oldest continuously operating ferry in the country. It still runs each year from April 1 through November 30.

The town is also home to Dinosaur State Park, where dinosaur tracks were uncovered in 1966 during excavation for a new state building.

A mix of old village and newer neighborhoods

Rocky Hill's housing has three broad layers:

  • The old river village, with 18th- and 19th-century houses near the ferry landing and the town center
  • Mid-century neighborhoods of Capes, ranches and split-levels
  • Condominium and townhouse communities, where roofs are usually handled by the association

Each needs a different approach to a new roof.

Single-family houses

For an older village house, expect the same questions as anywhere in the valley: how many layers are on the roof, whether the plank decking needs new sheathing, and what to do about a large chimney. For mid-century houses, attention goes to ventilation and eave protection and to any low-slope sections over porches or additions.

Rocky Hill roof replacement questions

I own a condo in Rocky Hill. Who replaces the roof?
In most condominium communities the association is responsible for roofs, and replacement is scheduled and contracted by the board or management company. Check your declaration and bylaws before calling a roofer on your own.
Are there historic houses in Rocky Hill?
Yes, particularly near the old river landing and the town center, where the town's history as a Connecticut River port shows. Older houses there can have timber framing and board decking.
Do I need a permit to replace my roof in Rocky Hill?
A full replacement normally needs a building permit from the town's building department. Agree in writing on who will pull it.
